The long wait that has been blocking the marina that Qatari investors want to build in Malaga for just over a year seems to be coming to an end. The promoters of the operation have formalized the presentation to the Urban Planning Management of the detailed study that the City Council had required to release the execution of this infrastructure.
According to the details known to this newspaper, the presentation took place this Friday, activating a new countdown for the processing and approval of this urban planning instrument. Although it is a minor adjustment, with the objective of adjusting the marina to the future Music Auditorium planned in San Andrés, everything indicates that the file will require several months of processing.
The delay that weighs on this strategic project, key in the commitment of the Port of the capital of the Costa del Sol for yacht tourism, has been extending since February 2023, when the concession of the land and the sheet of steel was awarded. waters for the development of a work that, according to the winning bid, could involve an investment of 44 million euros.
It will not be until the detailed study is unlocked when the members of the union of companies responsible for the action, with Al Alfia at the helm (the same one that promotes the Hotel Tower), to which Igy Marinas and Ocean Capital Partners join, have an expeditious path to obtain the construction license with which to begin the materialization of this great operation.
Taking this scenario as a reference, it seems unlikely that the laying of the first stone will take place before the end of the year. This represents an obvious alteration in the latest forecasts made by the president of the Port, Carlos Rubio, who believed it was possible that this milestone would take place shortly before the summer.
Among the great attractions of this marina is that its 506 berths are located just meters from the train station; or what is the same, two and a half hours from Madrid. Taking into account the details of the project, the forecast is that from the moment the meter is put into operation, it will take around 24 months to complete the infrastructure.
From a social point of view, the impact of the proposed port is maximum. Not only to increase the supply of the capital of the Costa del Sol, which for decades has aspired to have this equipment, but also because the initiative aims to completely transform the port scenario on which the berths will be based, creating a new urban centrality.
To the docking points offered, for boats between 8 and 50 meters in length, we must add a commercial development that, if the promoters' forecasts are met, will be a point of reference for "leading national and international firms." In fact, in his memory, Málaga San talked about the possibility of having luxury brands such as Prada, Louis Vuitton or Gucci. An offer that wants to be expanded with "signatures of gastronomic prestige."
Within the future complex, the so-called Nautical Complex is drawn, with 1,820 square meters, which aspires to be a "reference landmark of social activity" in the city. The idea is for it to be a point of attraction for meetings, meals, celebrations, stays...
To this we must add a leisure area with the Tourist Pier, from where "boat trips with other port areas or even with the cruise terminal" could be taken. One of the main innovations is to recover the Ferris wheel-viewpoint that was dismantled several years ago in the Muelle Heredia area.
The proposal includes a removable installation as a tourist viewpoint or 45-meter-high ferris wheel that would be built in the urban plaza contemplated at the junction of the west and south docks.
To respond to the needs of future clients of the San Andrés marina, the project prepared by José Seguí incorporates 439 parking spaces, 305 of them on the surface and 134 in a basement planned under the commercial buildings.
But the development of this action will be felt in the accounts of the Port Authority. The offer selected in the competition and to which the concession is now awarded sets the payment of an activity fee of almost 1.5 million euros per year, which, for the entire concession, will translate into around 75 million. In exchange, it will have the right to exploit 51,475 square meters of land area, where there will be space for a sailing school, and 63,000 square meters of water.
