Malaga, a city on the seafront that boasts unique enclaves such as this home located at 12 Calle Cervantes. Building in the centre of the capital of the Costa del Sol with impressive views of the Mediterranean. It is located near the emblematic Plaza de Toros de la Malagueta and the historic centre of the city. The project we have carried out has consisted of a comprehensive Renovation and Rehabilitation of the old gatehouse of the building built in the 1970s with a completion period of 45 days.
Property description
It is located on the top floor of the building and consists of an open space with a living room and kitchen, a bedroom, a dressing room, a bathroom and a terrace. A total of 177 m2.
Details of the Renovation and Rehabilitation
In this project we played with open spaces and combined a contemporary style kitchen with the living room. The large window leading to the terrace provides this room with impressive natural light.
All the finishing materials in the property, including the bathroom and terrace, are from the Porcelanosa brand, with which we have collaborated intensively on this project as the sole supplier. The floor finishes are made of laminated wood, and the interior cladding of the house has been projected with perliyeso. On the other hand, large-format porcelain material has been used in the bathroom, combined in two series. The work on the 120 m2 terrace area has been comprehensive. Initially, we had a non-trafficable surface, with a rubber covering, which we have converted and levelled with arlita material (a material used to level floors on slabs so that it does not bear the weight), designing new water channels around the terrace to do away with traditional drains, thus providing the client with design and functionality. In this way, they will be able to enjoy a more open space on this surface. Likewise, the glass on the exterior railing of the property has been replaced, giving it better visibility. The exterior façade has been restored by covering the old pilaster with white enamel paint and the overhangs with large-format porcelain tiles, thus giving the terrace a more contemporary look. As for the exterior and interior lighting of the house, the decision was made to combine indirect light planes, creating more welcoming spaces.
Challenges of Reform and Rehabilitation
We have encountered several challenges in the execution of this project. Firstly, on an aesthetic level, we have adapted the chimney leading out of the building to the design of the attic so that it is aesthetically in keeping with it, making it an indispensable and characteristic part of it. On the other hand, it is well known that life in attics is hot as all the heat is concentrated in the ceiling of the house and therefore energy inefficient. For this reason, we have designed a natural ventilation system by creating ventilation holes in the false ceiling of the house with cross ventilation to combat temperature changes and make the house more energy efficient in a natural way.
